The Carrez law aims to protect and inform the buyers of co-ownership lots (law of 1996, which amends the text of 1965).
The surface must mention:
The area of the floors of the premises closed and covered after deduction of the surfaces occupied by walls, partitions, steps and stairwells, sheaths, flare up of doors and windows, surfaces with height <1.80 m, below the hot water tank if <1.80 m (residual areas).
The balconies are closed off by partition or by glazing are to be included in the area, but not those that can be closed in case of need for shutters or removable panels.
